Oversees all aspects of development, from site selection and due diligence to land acquisition, permitting and construction, and manages a $500 million portfolio of real estate investments. Edmond is a 32-year veteran of the real estate industry and is the former president of St. Joe/Arvida Company's development team in northwest Florida. From 1997 to 2004, Edmond helped lead St. Joe/Arvida's strategy, concept planning, market analysis and master development plans for the company's 1.2 million acre ownership in Florida's Panhandle. He also served as president of the Florida Division of Town & Country Homes in Celebration, Fla. and was senior vice president of The Prime Group, a $2.3 billion multinational real estate development and services company in Chicago.

Primarily responsible for financial accounting and reporting areas and SEC compliance. In this capacity, Mr. Johnson works closely with CNL Income Corp.'s management team in establishing and maintaining efficient and effective disclosure controls, compliance with SEC rules and regulations and the structuring of acquisitions and joint ventures.

Joel R. Schwalbe is senior vice president and chief information officer for CNL Financial Group. In this position, he oversees technical strategic planning and architecture, application development, information security, telecommunications and computing and network operations. Mr. Schwalbe joined CNL in 2005 as the vice president of technical services. He was named to his current position in February of 2006. Mr. Schwalbe brings over 15 years of information technology experience to CNL. Prior to his role with CNL, Mr. Schwalbe was the vice president of technology for ClearSky Mobile Media. In this role, he was responsible for all aspects technology including application development, systems engineering and network and data center operations. Prior to joining ClearSky, Mr. Schwalbe served as the vice president of network services for the Global Corporate Bank of Bank of America.

Tammy Tipton is Chief Accounting Officer and Senior Vice President for CNL Financial Group, Inc. In this position, she oversees the accounting, reporting, planning & budgeting, payroll and purchasing functions. Tammy joined CNL in 1987. She has served in various accounting roles, including regulatory reporting for 20 public entities and the accounting, reporting and servicing for approximately 30 public and private real estate programs.

Oversees the preparation of pro formas and development feasibility analyses, the financing of developments (land loans, development loans, refinancing), and the tracking of performance on developments compared to actual pro formas. She also provides assistance with annual audits and tax returns. Before joining CNL, Raucci was director of accounting for Concord Management Ltd., one of the largest low-income housing management companies in the country. A CPA with experience with both public and private companies, she was previously a Sr. Accountant at Felsing, Rankin & Co., where her responsibilities included audit, tax and small business consulting for a variety of industries, including not-for-profit, healthcare, agricultural, and construction contracting.

Fournier has worked in the real estate industry for twenty years with a focus on site acquisition, feasibility, due diligence, design and construction management. Industry experience includes commercial, retail, multifamily and resort-related projects for companies such as Marriott Vacation Club, where he had development management responsibilities for projects located in California and the Caribbean.

Oversees a select team of architects, engineers and contractors through all phases of development. A 26-year veteran of real estate development, Meyer has worked on diverse developments, including commercial office, retail, theme parks, resorts, healthcare, hospitality, schools, churches, museums and mass transit. He has also completed a number of significant developments in the Orlando area, including: the $50-million Campus Crusade for Christ International Headquarters, the $40 million Wycliffe Bible Translators USA headquarters and master plan expansion at First Baptist Church of Orlando.

Andy Hyltin serves as President and Chief Investment Officer of CNL Private Equity Corp. In this capacity, Mr. Hyltin oversees all the company's mergers and acquisitions as well as the management of CNL's portfolio of private offerings and investments. Mr. Hyltin also serves as President of CNL Fund Advisors Company which acts as the investment adviser to CNL Global Real Estate Fund (CGLAX, CGLIX), a mutual fund investing in global real estate securities. In 2007, the Enterprise Florida Board of Directors selected Mr. Hyltin to serve as a board member of the Florida Opportunity Fund, a non-profit corporation developed in response to the Florida Capital Formation Act that increases early stage capital and technology commercialization in Florida. Prior to joining CNL in 2001, Mr. Hyltin spent over 25 years in commercial lending and in the investment banking industry.
