Jan Sweetnam is Vice President - Western Region Chief Operating Officer for Federal Realty Investment Trust. In this capacity, Mr. Sweetnam directs the strategy and day-to-day activities for the Trust's Western Region which includes properties located from California to Florida totaling nearly four million square feet. Mr. Sweetnam also serves as a member of the Trust's Investment Committee. Mr. Sweetnam joined the Trust in 1997 as Acquisitions Director and in 1998 assumed the responsibility of redeveloping the Trust's Street Retail assets in Santa Monica, San Diego, Pasadena and Los Angeles, CA.
Prior to joining Federal Realty, Mr. Sweetnam was Vice President - Director of Acquisitions with CB Richard Ellis Investors. He was responsible for the acquisition of investment properties in the Midwest and Southwest regions of the United States for pension fund clients such as the State of Utah, Building Investment Trust and CalPERS. Mr. Sweetnam joined CB Richard Ellis Investors in 1990 where he also served as Portfolio Manager for community shopping centers, Marketing Director for urban office buildings and Leasing Director for industrial properties. From 1986 through 1988 he was employed by Julien J. Studley as a real estate investment sales broker in Los Angeles.
Mr. Sweetnam received a Masters in Business Administration and Bachelor of Arts from the University of California at Los Angeles. He is an active member of the Northern and Southern California real estate committees.
Jeff Berkes is Executive Vice President and Chief Investment Officer for Federal Realty Investment Trust. In this capacity, Mr. Berkes oversees capital allocation decisions, directs real estate acquisition and disposition activities, and participates in strategic planning. Mr. Berkes also serves as a member of the Trust's Executive, Investment, and Finance Committees. Mr. Berkes is located in the Trust's West Coast Headquarters at Santana Row in San Jose, California.
Prior to joining Federal Realty in 2000, Mr. Berkes was Vice President of Acquisitions and Finance for Velsor Properties, a Northern Virginia-based private real estate investment firm. He served as Director of Acquisitions for Federal Realty from April 1997 to August 1998. Prior to joining Federal Realty in 1997, Mr. Berkes was Vice President of Acquisitions for Heitman Financial/JMB Institutional Realty Corp. He also worked as a loan officer for ITT Real Estate Services and as a Regional Investment Analyst for CB/Richard Ellis prior to joining JMB.
Mr. Berkes has an undergraduate degree in Finance and Real Estate from University of Denver and a Masters of Business Administration in International Finance from George Washington University.
Mr. Berkes is Chairman of the The George Washington University Center for Real Estate and Urban Analysis Advisory Board and is an active member of the Urban Land Institute and International Council of Shopping Centers.
Philip Mays serves as Vice President and Chief Accounting Officer for Federal Realty Investment Trust. In this capacity, Mr. Mays is responsible for overseeing the Trust's accounting, financial reporting and budgeting activities. Mr. Mays joined the Trust in 2005 as Controller and assumed the role of Vice President, Chief Accounting Officer in 2007.
Mr. Mays has extensive real estate, REIT and SEC experience from prior positions with CRIIMI MAE Inc. and Ernst & Young. In 2004 and 2005, Mr. Mays was the Vice President and Controller of CRIIMI MAE Inc, a mortgage real estate investment trust. Previously, Mr. Mays was a Senior Manager with Ernst and Young LLP serving real estate and construction clients including Turner Construction Company, Centex Corporation and Crescent Real Estate Equities.
Mr. Mays is a Certified Public Accountant and has a bachelor's degree with a double major in accounting and finance from Jacksonville University.
Dawn Becker is Executive Vice President - General Counsel and Secretary for Federal Realty Investment Trust. Ms. Becker is responsible for directing the strategy and day-to-day activity of the Trust's operating portfolio as well as the Trust's Legal Department. In addition, Ms. Becker is responsible for insurance and risk management matters. Ms. Becker also advises the Trust's Board on corporate governance issues and serves as a member of the Trust's Investment Committee. Ms. Becker joined Federal Realty in 1997, was promoted to General Counsel in 2002 and assumed responsibility for the Trust's operating portfolio in September 2008.
Ms. Becker received her law degree from Stanford University School of Law and her undergraduate degree in economics from Bucknell University. She is a member of the District of Columbia and Pennsylvania bars and various other professional associations including the Association of Corporate Counsel, the Society of Corporate Secretaries and Governance Professionals, and the National Association of Stock Plan Professionals.
Randy Paul has assumed the role of Vice President of Development for the Trust's western region. In this capacity, Mr. Paul is responsible for executing all property development strategies throughout the region including development of the remaining entitlements at Santana Row, the Trust's premier west coast mixed-use property. In his twenty-seven years in the real estate industry, Mr. Paul has successfully utilized a process-based approach to the planning, feasibility, design and execution of over 4.5 million square feet of development projects. Prior to joining Federal Realty in 2005, Mr. Paul held the position of Vice President Project & Development Services with Jones Lang LaSalle. Mr. Paul began his career as an architect and holds Bachelor of Science and Master of Architecture degrees from the University of Wisconsin Milwaukee.

Wayne Christmann is Vice President - Director of Asset Management for the Eastern Region of Federal Realty. In this capacity he is directly responsible for the performance of the Trust's operating properties in the eastern United States. Mr. Christmann joined the Trust in 2004.
Prior to joining Federal Realty, Mr. Christmann was Vice President, Group Director for The Rouse Company, with asset management responsibility for eight regional and super regional malls in Michigan, Louisiana, and Texas, as well as over 4.5 million square feet of office and mixed-use property in the Baltimore, Md. region. Mr. Christmann joined The Rouse Company in 1996 as Vice President, General Manager of Columbia Management, Inc. where he managed over 2 million square feet of community and big box retail properties as well as 5.5 million square feet of office properties. Previously, he was a Group Manager for Westfield Corporation, Inc./Centermark Properties, where he directly managed and supervised regional malls, and Division Manager for the Trammel Crow Company in residential real estate.
Mr. Christmann received a Masters of Business Administration and Bachelor of Arts in Economics from The University of Virginia. He is an active member of the International Council of Shopping Centers and many community organizations.

Jon E. Bortz has served as Chairman of the Company's Board of Trustees since January 1, 2001, a trustee of the Company since 1998 and has been President and Chief Executive Officer of the Company since its formation. Mr. Bortz founded the Hotel Group of Jones Lang LaSalle Incorporated ("Jones Lang LaSalle"), and as President, oversaw all of Jones Lang LaSalle's hotel investment and development activities. From January 1995 as Managing Director of Jones Lang LaSalle's Investment Advisory Division, Mr. Bortz was also responsible for certain east coast development projects, including the redevelopment of Grand Central Terminal in New York City. From January 1990 to January 1995, he was a Senior Vice President of Jones Lang LaSalle's Investment Division, with responsibility for east coast development projects and workouts, including the redevelopment of Union Station in Washington, D.C. Mr. Bortz joined Jones Lang LaSalle in 1981. Mr. Bortz is a member of the Board of Governors of the National Association of Real Estate Investment Trusts. Mr. Bortz serves on the board of trustees of Federal Realty Investment Trust. Mr. Bortz holds a B.S. in Economics from The Wharton School of the University of Pennsylvania and is a Certified Public Accountant in Maryland.
