Stonemartin provides Grade 'A', high quality serviced and managed offices in City Centre locations. The Company currently operates buildings in Manchester, Birmingham, Reading and the City of London. A Limited Partnership was established in 2001 to fund the acquisition and fit-out of these properties with investors being Norwich Union Life and Pensions and Britel Fund Trustees Limited. The Limited Partnership funds are managed on behalf of the investors by Morley. New Broad Street House is owned outside the Limited Partnership by Norwich Union. The funding structure is very simple; Stonemartin and the building owners split all the income, operating costs and certain capital costs in a 20:80 ratio, except for Birmingham, where the ratio is 15:85. A key differentiator is that Stonemartin does not purchase or lease buildings and no rent is payable. The interests of Stonemartin and the building owners are therefore completely aligned.
